Survey and Design
Whether you opt for our fully-inclusive offering, a structural only/DIY package, or our bespoke loft conversion service, all of our projects start with the initial design process.
After carrying out a provisional survey on your home, one of our professional surveyors will advise you on what’s possible from your existing loft space and home layout. The proposed design will take into account your specific requirements together with what’s feasible from the space available in your loft. The main factors to consider when planning a loft conversion are:
Access requirements - Where to position a staircase to provide the optimum and most natural arrangement
Daylight - What types of windows are necessary or desired? Where are the views surrounding the property?
Room layouts - How many rooms do you want to create in your loft? Determine the optimum size, layout and services for any bathrooms
Alterations – Does the loft conversion have an impact on any other features of the property?
Electrical/water services – Will alterations to existing services be required to accommodate the new facilities?
Our surveyors will be able to advise you on all of the above aspects and others when carrying out the survey on your property.
Quotations
We know that cost is often the single biggest concern when it comes to making a decision on any significant home alteration, so we aim to be as concise as possible when preparing quotations. Our formal quote for your loft conversion will be based on the information gleaned during the survey, and will be determined by the overall size of the area being converted, the number of rooms being created, the amount and type of windows required, and the extent of services needing connecting to the new space.

Dormer Windows or Velux ® Windows?
Another big decision to make on any loft conversion is which type of window to use, and how many. Velux Roof Windows will typically let more light into a room than a dormer window, and larger combinations of Velux Roof Windows can create a much greater feeling of space while not affecting the external roofline of the property. However, dormers are still a very popular choice for loft conversions, and our skilled team of joiners manufacture dormers to order at our workshops in Ripon. A dedicated member of our design team will work with you to determine the best window arrangement for your loft conversion.
Planning Permission
Ahead of starting the work, our team will consult your local authority’s planning regulations, and if required will submit a formal planning application on your behalf. It’s worth noting here that the majority of loft conversions do not require planning permission, thanks to a recent change in national planning laws. However, if your project does require permission, our team will handle the paperwork and will work with you and the local authority to accommodate any conditions or changes imposed (if applicable) as part of the permission.
Building Regulations
All of our loft conversions are carried out in accordance with local authority building regulations. As the UK’s only truly national loft conversion company, we use a network of nationally approved independent inspectors who ensure all of our projects comply with current building regulations, wherever they may be.
